Your client is the freehold owner of Broadwood Manor. They have been hiring out the property as a
wedding and conference venue for a number of years. Business over the past two years has been
poor due to the Covid pandemic and income has been severely reduced. Furthermore, the fabric
and services of the building are ageing and deteriorating. As such, the client is considering their
options in respect of the property, including repair and maintenance and continuing as before;
complete refurbishment of the property; and adaption and change of use of the property.

The client has asked you as a Building Surveyor to give them some advice on a planned
preventative maintenance regime for Broadwood Manor.

Task

You have been instructed to give the client an outline of the planned preventative maintenance work
required over the next five-years, together with an indicative cost for the main elements of the work
(see additional guidance) and a justification of your plan so they understand the rationale behind
your advice.

Client’s requirements:

e the property should be wind and watertight;

e the external parts to be enhanced to look more attractive;

e the work needs to be planned over a five-year period to spread the costs and allow the client
to set aside money each year to pay for the work;

e they expect a high standard of work and want to avoid any maintenance expenditure beyond
cyclical maintenance for the 10-15 years following completion of the work;

e they expect legislation and regulations to be taken into account and need advice on these;

e whilst the building is not Listed, the client wants to preserve the historic nature of the building
as a marketing tool;

e if there are alternative options, set these out clearly for the client to consider.
