Scenario
Your client is the freehold owner of Broadwood Manor. They have been hiring out the property as a
wedding and conference venue for a number of years. Business over the past two years has been
poor due to the Covid pandemic and income has been severely reduced. Furtheremore, the fabric
and services of the building are ageing and deteriorating. As such, the client is considering their
options in respect of the property, including repair and maintenance and continuing as before;
complete refurbishment of the property; and adaption and change of use of the property.
You have already considered this building in Assignment 1 in respect of Planned Preventative
Maintenance. The client has now asked you for advice on the refurbishment and adaption of
Broadwood Manor and feasibility of converting the building to four high end residential apartments
for sale on completion.
Task
You are required to provide a feasibility report outlining how to retain and adapt the Manor in line
with the client’s requirements. In doing so, you need to address in your report the significant issues
critical to the adaptation and provide the following:
a. sketches showing how you propose to divide the property into apartments, providing a written
rationale for your layouts in the feasibility report;
b. explanation of the influence of regulations and legislation on the conversion of the property
and how any barriers created by these can be overcome;
c. how they could go beyond the requirements of the Building Regulations for thermal
performance and create an exemplar refurbishment and adaption, which in turn could enhance
the marketability of the apartments.
As with Assignment one, the client wants to retain the historic fabric of the building and proposals
should be sympathetic to the original building and outlined in your feasibility report.

Additional guidance
• Your client has been provided you with a set of photos, plans, a 3D walk-through and a brief
history of the site for information. This can be found on the Module Page on the VLE, in the
folder for week 2.
• This is a formal submission to the client, so it must have the characteristics of a report. This
should include:
o title page
o table of contents
o introduction
o main body of your report, which must have numbered sections with headings
o conclusion and recommendations
• Use information in the Study Skills area of the VLE and the Report Template to check your
understanding of what is required in each section of the report.
• Sketches can be included as appendicies and should be merged with your Word document
to form a single document.
• Sketches need to be labelled and annotated for ease of understanding.
• An Executive summary is not required.
• Sketches are not required to be drawn to scale and must be drawn by hand. The aim of this
exercise is to show you are able to convey initial ideas simply and clearly to a client. You will
be shown some example sketches in the webinars for Weeks 12 and 17.
• Your advice to the client needs to be specific to Broadwood Manor and not just generic
information. You need to apply your research to the context of Broadwood Manor and tailor
your advice accordingly.
